Industrial Property Certification Checklist

Buying industrial property can be rather daunting when it comes to all the paperwork involved! Let's be honest, ensuring you have all the right certifications and that your building complies with all the right regulations is a lot of work. Fortunately, the process is not that much different from purchasing a residential property. We've compiled an industrial property certification checklist for those first-time buyers who need a little guidance. Here's a comprehensive outline of what you need.

Certifications Needed When Buying Industrial Property

The basic requirements are as follows:

 

Electrical Certificate of Compliance - this is a document that officially recognises that all your electrical installations (plugs, geyser, DBoard etc.) meet the legislated requirements, which are listed in the Occupational Health and Safety Act.

 

Entomologist Certificate - this certificate verifies that your property is free from any wood-destroying insects.

 

Gas Installation Certificate (if applicable) - it is important to ensure that any gas appliances are installed by an Industrial Gas practitioner.

 

Electric Fence Certificate (if applicable) - your electric fence must be installed with a registered installer (registered with the Department of Labour).

 

Approved Building Plans - plans must be drawn up by a SACAP-registered architect or draughtsman and these plans need to be given to your local municipality for approval.

 

Rates Clearance Certificate - this can be obtained by the conveyancer to confirm that rates and municipal accounts are up to date.

 

Levy Clearance Certificate (If applicable) - this certificate is issued by the Body Corporate of a Sectional Title Scheme, and it officially recognises that all amounts have been paid in full by the owner of the particular unit that is to be transferred.

 

Transfer Duty Certificate or Exemption Certificate - this is obtained by the conveyancer, once Transfer Duty has been paid or exempted, if vatable.   

 

In addition, the following may also be required by a potential purchaser or bank - if it is being bonded and if applicable:

 

  1. Copies of leases

  1. Zoning Certificate

  1. Occupation Certificate

  1. Where the property contains an older building - Confirmation from Amafa that it isn't a heritage building.

  1. Confirmation that there are no graves on the property

  1. Confirmation that there are no pending land claims or expropriations

  1. ASIB Sprinkler Certificate if the property is sprinkler protected

  1. Confirmation of Dmoss (environmentally protected areas)

  1. Confirmation that there are no Alien Invasive Plants

  1. Confirmation that there are no illegal occupants

  1. Confirmation of availability of power and other services or copies of relevant accounts if already installed
