Cato Ridge is situated on the border of eThekwini Municipality, approximately 50 km from the Port of Durban and 30 km from Pietermaritzburg. It is ideally located on the N3 corridor and is the location of the Cato Ridge Dry Port Facility or what is known by some as the Cato Ridge Inland Port or Intermodal Hub (Inland Container Terminal). Current and future industrial and logistics properties in Cato Ridge are thus well placed for economic benefit.
Cato Ridge has been incorporated into the city's expansion plans due to its location on the N3 Corridor between eThekwini and Msunduzi Municipalities and the Transnet owned and operated railway line and pipeline servitudes. Cato Ridge and Harrison Flats have as such been earmarked as a rail served inland container terminal, based on Transnet's port expansion plans and the pressures in the port area and the South Durban Industrial Basin.
Cato Ridge is divided by the N3 with the area to the North primarily zoned Industrial, with companies such as Assmang, Safal Steel, SRF, Omnia, Lovemore Brothers and Rhotech but also includes some large logistics operations such as Maersk and Value Logistics. Most of the area to the south of the N3 is currently zoned for agriculture, residential and related activities; however, there is a growing demand for properties suitable for logistics purposes on this side of the freeway.
Cato Ridge has a substantial supply of well-priced, level, developable land, with much of it on the Northern side already zoned Industrial. It has a small but well established commercial node, a variety of residential options and a Private Hospital.
