KEYSTONE PARK REACHING MATURITY  - Another Good News Story on the N3 Corridor

When Rod Stainton, founder of Rokwil Property Developments first proposed the development of a large logistics park on the hills of Hammarsdale, bordering the N3, there were many who were sceptical, but the current aerial view clearly confirms how the vision has materialised and grown to maturity.

The earthworks involved in developing the large platforms were really ambitious and some of the stories around the various challenges, and how they were overcome, would really make for interesting reading, but the main purpose of this newsletter is to provide an update on Keystone, as well as some of the opportunities that are still available.

The sale of the largest platform, for the development of a massive distribution centre for Pepkor was concluded, the earthworks are now almost complete and the contract for the development of a 125 000m2 Distribution Centre is soon to be awarded. This DC will complement the existing 97 000m2 Ackermans DC and the Mr Price one, which was developed first.

Other owners and tenants in the park include the following:-

  • Dromex  - A large manufacturer of safety equipment and supplies, currently employing approximately 800 people from the local community.
  • Kerry Ingredients - The development of their Sub-Saharan blending plant is almost complete and ready to be fitted out with the latest, state of the art, equipment.
  • The KDG facility, currently including United Transport.
  • Nu Dawn Eggs  - A good news story all on its own, with an egg distribution depot nearing completion as part of Seo Mthethwa's entrepreneurial vision, to complement his Winterton laying business.
  • Malda Pack  -- Another one of the first buildings to be constructed.
  • ND Engineering
  • Sequence Logistics  - This sale was recently concluded and the facility will be in addition to their other cold storage facility already situated in Hammarsdale.

The reason that most of these businesses have chosen Keystone Park is clearly EFFICIENCY.

The Park is designed for efficiency and offers the following advantages amongst others:-

  • Location - Close to the port but without the congestion.
  • Location - Borders the recently completed, Hammarsdale, free flow, interchange, offering quick and easy access to the N3, the gateway to Sub-Saharan Africa.
  • Location - Close to the proposed Cato Ridge Intermodal Hub/ Dry Port.
  • Location - Central to locations in and around Durban and including the North Coast, South Coast and Pietermaritzburg.
  • Location - Availability of a ready supply of semi-skilled staff and a willing labour force.
  • Location - Close to Hillcrest, Summerveld, Dummond and the other leafy suburbs of the Outer West.
  • Infrastructure designed for efficiency, with multi-lane roadways within the park, fibre cabling and other data options, new sewer, water and electricity connections, etc.
  • Zoning Controls - The Logistics zoning permits both logistics and light industrial uses.
  • Building heights - Building heights of up to 22m permit most efficient use of space and racking.
  • Pleasant working atmosphere - The elevated position, well designed buildings, open spaces and landscape areas all help to make it a nice place to work.
  • Still other options to design to your specification with the right mix of yard space, offices, loading bays, etc.
  • Various economic options including leases, sales, turnkey solutions or just serviced platforms.
  • Property Owners Association - Provides added security and ensures that the park standards are maintained.

We have the following potential options currently available in The Park :-

  • A magnificent 5047 m2 facility, available for immediate occupation and including a 4700m2 high volume warehouse, 336m2 of offices, lots of yard space, 4 dockleveler loading bays and 2 on grade bays, etc.
  • A 2610 m2 facility also with immediate occupation and including a 2150 m2 high volume warehouse, 460m2 of offices and lots of yard space.
