• Share-List Variable Commission Splits – The split between listing and selling broker is decided upon monthly by member brokers using a weighted average voting system based on the previous months participation quota. This will allow, for example, the listing commission to be increased during times of property shortage. The standard applicable at time of listing applies!


• Actual commission still negotiable between clients and brokers.
  
• Low Share-List commission structure.


• 2 % of Gross Commission upon sale or lease of all properties ‘Share-Listed’.
• 10 % Introductory Commission for all direct referrals (i.e. Share-List introduces a buyer directly to the listing broker, so there is no split to a selling broker.)
• Variable Introductory Commission for referrals of clients for properties which are not Share-Listed (20 – 50%).
• 20% Listing Commission for properties listed directly by Share-List i.e. Selling Broker will get 80 %.
• Share-List will not participate directly in the sale of any properties which are Share-Listed by other brokers. Potential buyers will be referred directly to the listing broker.
• Direct access via monthly password to full details of Share-Listed property and listing Broker.
• Ease of Membership - Become and remain a member of Share-List Property by completing the Share-List membership agreement form and remain a member by fulfilling the terms and spirit of the agreement.
• Ease of membership termination – Share-List wants to work with you to grow your business. If you are dissatisfied with any aspect of the Share-List service, you are free to resign your membership at any stage.
• Referrals of people seeking property.
• Advertising option also available - An up-front advertising fee will allow advertising of a property on the Share-list site. Direct Broker contact details will then be available to the public. Advertising with photographs will continue until the property is sold or let or for a maximum of 6 months – THIS SERVICE IS CURRENTLY BEING OFFERED FREE OF CHARGE .

Seeking Property

Please -

• follow the links and details provided in the Properties section in order to save time by narrowing down your selection.
• contact the agent indicated in the selection, provide your details under Contact Me (we will ensure a quick response - max.1 working day) or Contact Us.
• If you cannot find a suitable property on our site, please Contact Us or insert your details on line by entering your requirements and contact details under Property Seekers. Your requirements will appear in the Property Seekers List within one working day and you can identify it by your initials. We will retain your full details and do the introduction as soon as we have someone with a suitable property.

Offering Property

Please -

• Contact Us and we will visit you to discuss your requirements, view the property and complete the Share-List Mandate if applicable. Our photographer can visit to take photographs and we will arrange a joint viewing and valuation by our members, if required.
• We are also happy to work as traditional brokers if you do not wish to "share-list" your property for any reason.

• if you already have a relationship with your local Industrial & Commercial Property broker, contact them and request that your property be "Share-Listed" or let us share the mandate and improve the speed & efficiency of your property transaction.
